BTO lighting planning is what happens before the electrician closes the ceiling. Pick the fixtures, pick the variant for each room, place the order in time for delivery to the renovation. The 3 variations — what each one is

You will often see the same fixture appear in three forms — same housing, same beam shape, three different control models. Here is what each is, and where each fits:

• Non-smart, fixed colour or driver toggle: the cheapest variant. Either ships at one fixed colour temperature, or has a small toggle on the LED driver that lets your electrician set warm / cool / daylight at install time. After that, the colour is fixed for the life of the fixture. No app, no remote. Popular for kitchens, bathrooms, corridors and balconies.
• On/Off tritone: middle option. Each time you flip the wall switch off and on, the colour cycles through warm → cool → daylight. No app, no remote, no rewiring. Lets the family pick a different colour for different times of day from the wall switch alone. Popular for BTO bedrooms.
• Tuya Smart Life (Zigbee 3.0): the smart variant. Pairs with the Tuya / Smart Life app, supports Zigbee 3.0 mesh, full colour-temperature and brightness control, schedules, scenes and group control. Popular for the living room and study.

About third-party voice assistants: Tuya / Smart Life is its own app ecosystem and does not natively bridge to Apple HomeKit, Google Home or Alexa. Buy the Tuya variant for app, schedule and scene control within Tuya itself — not for cross-ecosystem bridging.

Lighting planning — by room

Most BTO owners run mostly non-smart with a few smart pieces. Use this room-by-room cheat sheet when picking the variant for each fixture:

Living / dining

The room where the smart variant tends to pay off. Tuya Smart Life ceiling light or LED strip for ambient, downlights for task. Owners who use scenes daily (movie / dinner / off) typically go Tuya here even if the rest of the home is non-smart. If you do not see yourself using scenes — the On/Off tritone is a perfectly fine alternative.

Kitchen

Bright daylight ceiling light for general work. Under-cabinet LED strips for counter prep — plan with your interior designer or contractor while the cabinets are being built. Non-smart is the popular pick — kitchen lights are flicked on and off, scenes are not the use case.

Bedrooms

The On/Off tritone variant is the popular pick. Cool when you flip on in the morning, warm in the evening on the second flip. No app, no remote, just the wall switch you already use. Smart Tuya variant if you want schedules and app control from your phone.

Bathrooms

IP-rated waterproof ceiling lights or downlights — bathroom-rated, not general indoor. Almost always non-smart. Powder rooms can take a separate motion-activated light if your interior designer is willing to wire one in.

Corridor / entryway / balcony

Corridors run on the wall switch most of the time — non-smart fixed-colour is fine. Entryway can be a tritone if you want a different feel for arrivals. Balcony lighting needs IP-rated fittings; SG humidity destroys non-rated fixtures within 18 months.

Discount ladder — how the bulk price drops

BTO lighting bulk pricing is structured around minimum spend, not curated bundles. The customer picks the products that fit the unit; the discount kicks in at three tiers:

• 5% off — individual order $500+: applied automatically at checkout for any single order of $500 or more on BTO lighting.
• 10% off — individual order $1,000+: applied automatically at checkout for any single order of $1,000 or more on BTO lighting.
• 20% off — HDB Block group-buy: unlocks when (a) 15+ participating customers from your HDB Block join the group-buy AND (b) your individual order is $500+ on BTO lighting. The 20% group-buy tier replaces (does not stack with) the 5% and 10% individual tiers — it is the deepest discount we offer on BTO lighting. Pre-built bundles are on the roadmap; for now customers pick the products that fit each unit and the discount applies automatically based on spend or HDB Block group-buy participation.

HDB Block group-buys — how they actually work

A BTO HDB Block hands over keys across 3-6 weeks. The 20% group-buy tier unlocks when 15+ neighbours from the same HDB Block each spend $500+ on BTO lighting. Mechanically:

• One co-ordinator per HDB Block — usually whoever started the Telegram or WhatsApp group — shares the estate group sign-up link with neighbours.
• Each customer's individual order must be $500+ on BTO lighting to count toward the 15+ participant threshold and to qualify for the 20% off on their own invoice.
• Each neighbour pays their own invoice with the 20% discount applied at the line item once the HDB Block hits 15+ qualifying participants.
• Delivery is staged to each unit's renovation schedule — no neighbour stuck storing 15 boxes for six weeks.
• One CTA per HDB Block: your HDB Block's estate group page — neighbours click in, see who else has signed up, and join the group-buy. See active HDB Block estate group pages →

Individual orders work too — they qualify for 5% at $500+ or 10% at $1,000+. But if you are already in a HDB Block chat where 10 neighbours are asking "where are you buying lights?", pointing them to the estate group page and unlocking the 20% tier is strictly cheaper for everyone.

When to plan your BTO lighting

Plan 4-8 weeks before your renovation lighting fit-out so the products arrive aligned with your contractor's schedule. For HDB Block group-buys, start the co-ordination 6-10 weeks before the earliest unit's renovation kicks off — neighbours need time to confirm their lighting plans and hit the 15-participant threshold. Installation
