Project background: Kent Heights is an HDB BTO project at Owen Road (Farrer Park, District 12), launched in the November 2021 BTO sales exercise. The development collects keys on a rolling basis across the estate.
Where it sits. 430 units in a sleek 32-storey high residential block, served by an 8-storey Multi-Storey Car Park. Unit mix: 2-room Flexi and 4-room flats. Located along Owen Road in the Farrer Park / Kallang precinct, with a 500-metre loop jogging track on-site, children’s playgrounds, and adult and elderly fitness stations. Lush greenery is woven throughout the development, including the central green and rooftop gardens at the precinct pavilion, entrance drop-off porch, MSCP, and residential block. Childcare centre and residents’ network centre on-site.
Electrical provisions (standard HDB BTO): No neutral wire at any light-switch point. Water heater + instant heater switches typically have neutral. 230V / 50Hz across the unit. Backbox size is the standard Singapore 86mm — every Aqara H1 EU, SmartGeez M8 Pro and Yeelight Pro switch in our range fits without modification. We recommend pulling neutral wires to your light switch points during the renovation phase — it unlocks the more stable neutral-version smart switches and is the cheapest moment to do it.
What HDB actually provides — and what you’ll need to add. This is the most common surprise for first-time BTO buyers: HDB BTO units (and most condos) ship with traditional wall switches only — no light fittings, no ceiling lights, no downlights, no fan hooks. Every light fitting, every ceiling fan, and every fan hook in your unit is something you specify and your electrician installs during renovation. That’s why most Kent Heights households spec a full BTO lighting bundle (ceiling lights, bulbs, downlights, drivers, smart switches) during the renovation phase — the savings vs piecing it together over time are significant, and the labour is most efficient when the electrician is already on site.

Do I need to pay a deposit to reserve group-buy pricing?
No. Pricing is locked when your household confirms the quote in writing on WhatsApp. Each household pays individually when you’re ready — our team will walk you through the payment options at quote time. We do not pool payments or share carts.
Can I add Aqara cameras, sensors and locks to my group-buy quote?
Yes. Any Aqara SKU can be quoted at the estate-exclusive Aqara rate — including hubs (M3, M2, E1), cameras (G3, G5 Pro, G100), sensors (FP2, motion, door/window, leak, T&H), and smart locks (U200, U300, U100, A100 Pro). Message us with your full wishlist.
What if my renovation schedule shifts?
Group-buy pricing holds for 90 days from quote confirmation. If your move-in or renovation schedule shifts past that, we re-quote at current rates — but we’ve never run a rate below a prior group-buy rate, so customers are typically fine.
Is installation included?
No — PassionHome ships products, your main contractor or electrician installs. The exception is selected Aqara smart locks (U100, A100, D100, D200i) which include installation. App setup is DIY-recommended; paid setup is available on request.
Do I get the same warranty as a non-group-buy order?
Yes. Group-buy orders carry the same local warranty as any PassionHome.sg order — Aqara up to 24 months at the SG Official Service Centre; Yeelight Pro at 36 months; ceiling fans vary by brand. No difference by channel.
