Walking distance to an upcoming Jurong Region Line MRT station, with shops, supermarket, restaurants, eating house, residents’ network centre, childcare centres, playgrounds and fitness stations all on-site. Extensive walking and cycling network connects the development to the rest of Tengah town.
Electrical provisions (standard HDB BTO): No neutral wire at any light-switch point. Water heater + instant heater switches typically have neutral. 230V / 50Hz across the unit. Backbox size is the standard Singapore 86mm — every Aqara H1 EU, SmartGeez M8 Pro and Yeelight Pro switch in our range fits without modification. We recommend pulling neutral wires to your light switch points during the renovation phase — it unlocks the more stable neutral-version smart switches and is the cheapest moment to do it.
What HDB actually provides — and what you’ll need to add. This is the most common surprise for first-time BTO buyers: HDB BTO units (and most condos) ship with traditional wall switches only — no light fittings, no ceiling lights, no downlights, no fan hooks. Group-buy pricing holds for 90 days from quote confirmation. If your move-in or renovation schedule shifts past that, we re-quote at current rates — but we’ve never run a rate below a prior group-buy rate, so customers are typically fine.
Is installation included?
No — PassionHome ships products, your main contractor or electrician installs. The exception is selected Aqara smart locks (U100, A100, D100, D200i) which include installation. App setup is DIY-recommended; paid setup is available on request.
Do I get the same warranty as a non-group-buy order?
Yes. Group-buy orders carry the same local warranty as any PassionHome.sg order — Aqara up to 24 months at the SG Official Service Centre; Yeelight Pro at 36 months; ceiling fans vary by brand. No difference by channel.
